Reference Plans for Severances and Easements
A Reference Plan is required when land is being divided, sold, or encumbered. These plans are essential for:

Subdivision Plans
Also called “M-Plans”, Subdivision Plans are required to divide a parcel of land into multiple lots, blocks, and streets. These plans are governed by Section 51 of the Planning Act and require multiple levels of municipal approval before they can be registered.
A typical Subdivision Plan includes:

Condominium Plans
Unlike traditional subdivisions, Condominium Plans define three-dimensional space, showing units, common areas, and structural boundaries based on the physical surfaces of the buildings.
