What Are Boundary Surveys?

Boundary surveys are the foundation of any successful property project. Whether you’re buying land, applying for a permit, resolving a dispute, or preparing to build, knowing exactly where your boundaries lie helps you avoid delays, misunderstandings, and legal issues down the line.

Surveyor's Real Property Report (SRPR)

An SRPR is a detailed legal survey that shows how buildings and structures relate to property boundaries. It includes visible features like fences and sheds, and notes any easements or encroachments on or near the property.

We prepare SRPRs under Sections 28, 29, and 30 of O. Reg. 216/10 of the Surveyors Act, ensuring full compliance and accuracy. These reports are especially valuable during real estate transactions, giving buyers, sellers, and lenders peace of mind that what’s on the land matches what’s on paper.

Plan of Survey

A Plan of Survey is a legal record that defines a property's boundaries and dimensions. In addition to lines and measurements, it can display relevant features like easements, rights-of-way, natural landmarks, and built structures.

Plans of Survey are often used for:

  • Property development or sale

  • Construction permits

  • Title registration

  • Dispute resolution

Topography Plan of Survey

This type of survey goes a step further by including both boundary information and detailed site elevations. It shows how land slopes and where physical features sit in relation to property lines.

A topographic survey typically includes:

  • Contours and grades

  • Trees, retaining walls, driveways, and fences

  • Existing buildings and infrastructure

  • Optional underground utility info


These plans are frequently used by architects, planners, and engineers during the design process, helping ensure the site is build-ready and fully understood.
